Located along the prestigious North Foreland Avenue in Broadstairs, this proposal reimagines one of the larger plots within the North Foreland Estate through the extension of Woodham Cottage and the introduction of a new single-storey home. Framed by mature vegetation and an eclectic residential setting, the design responds to its layered context with a calm architectural language and strong sense of place. A two-storey addition transforms the existing cottage into a generous four-bedroom family home, while the new-build to the south sits low within the sloping site, carefully positioned to reduce visual impact and preserve the site’s green character.

The design draws on natural textures and horizontal forms, using white-painted and timber cladding, zinc detailing, and sedum roofs to blend into the setting while supporting biodiversity. Massing is sensitively modulated, with a ‘T’-shaped plan for the cottage and a stepped arrangement for the new dwelling, maintaining privacy and daylight for neighbours. Located within an Area of High Townscape Value but outside any formal designation, the site offers the opportunity to contribute meaningfully to the evolving architectural fabric of Broadstairs without detracting from its coastal charm or residential rhythm.

Vehicular and pedestrian access is retained and enhanced, with off-street parking, secure cycle storage, and discreetly integrated refuse provision supporting both functionality and sustainability. Passive solar design, careful orientation, and the use of low-impact materials reinforce the project’s environmental credentials. By combining heritage sensitivity with a contemporary architectural response, this scheme adds a thoughtful and contextually rich layer to Broadstairs’ diverse built environment.
